Project Overview

Formosis' extensive background in green buildings was a prerequisite for this group of townhomes which targets net-zero operational energy usage. Our familiarity with District of Squamish process, and our inquisitive and cooperative work style was key to restarting this stalled project and negotiating an approvable form of development for the client.

Positioned at the forested edges of the Loggers East Plan area in Squamish, these 25 townhomes gather to shape an adult and child play area along Finch Drive. Between two rows of townhomes, a forested common walkway winds past patios and provides accessible ramp entrances to the main living floors of units, an unusual amenity for visiting persons with disabilities. 

  • The neighbourhood has rich walking and cycling trail potential, so as one of the first project to be built, this the plan for this development extends out into a masterplan for trails linking neighbouring lots and along streams.

    Meanwhile indoors, and with the support of a stellar consultant team, Formosis conceived and executed on a contemporary townhouse design which met Squamish's requirements for Energy Step 4 performance, and net-zero operational energy use. Solar panels on the rooves will generate the same amount of energy used by the buildings in a year, with electrical utility net-metering to shift demand to match sunshine supply.

    With passive design strategies, shading, windows, and great insulation, heat losses to the outdoors become a smaller energy expenditure than hot water and lighting. The cost of solar panels on the roofs drove building energy performance beyond what was required as small mechanical equipment improvements were offset by solar panel capital costs avoided.
